Buying smartI love this app. Before buying or financing any big purchase I run the numbers here. I can see the affect of interest rates and monitor payoff dates of items. I share information with family and coworkers about how I have my money working for me and not just sitting in the bank. Anything I finance has to bring in income that is 40% more than my payment. OutstandingSimply outstanding. My favorite app to date. The app lets you enter all of your mortgages or simply run some quick and accurate numbers on a potential purchase. The app DOES let you enter HOA, prop taxes and other expenses into the equation as well (other reviewers were saying it doesn't. The charts are stunning - I mean it literally took my breath away. The what-if-analysis option is perfect. For example the app showed me my standard 30 year pay off but when I said "what if I pay an extra 300 a month on the mortgage what would that do?" - it showed me a table with all the details including that I would pay the mortgage off in 12 years :-) Very cool and my favorite app (I have bought over a hundred) to date. Best US mortgage calculator!This is brilliant. The extra payments feature is fully flexible so you add in payments for any month or range of months. Being able to add in lump sum payments part way through the loan is great, and not a feature I have seen on the numerous other apps i have tried. I think the killer feature is the graphs though. You can pinch to zoom in and out, but even better, hold your finger down to show detailed costs. You can then move your finger left and right to see the costs at different years. Really useful appUsed this app to help decide if I would refinance. Very easy to use. You can factor in insurance, taxes, and other costs that most online calculators don't let you add. I loved how you could add more than one type of extra payment and specify the amount of time for each. This was great for getting a more accurate idea from when I used to add smaller extra payments for the first couple of years and then slowly increased them over time. Good - but needs a PIN screenI picked this app to calculate the effects of prepaying my mortgage. The app does that well, but as with any app that deals with financial data, the app should really have an option to enter in a 4 digit PIN or the like before it lets the user gets to the "meat" of the program. Good but some bugsWhile the app has a nice look and feel it has some glaring bugs. Anyone trying to pay off their mortgage faster will run into this- when extra payments are made, the years saved calculation is way too low and completely inaccurate. Developer has incorrectly assumed for Canadian mortgages that amortization period is always the same as the term which results in the years saved bug mentioned earlier. Great app so farI just entered my home mortgage. Entered balance owing as of mortgage renewal date, amortization period and term and the app calculated my payment to the penny. I live in Canada and it seemed to know how our mortgages are calculated. I haven't played around with feature for what if I make extra payments yet but they are also very functional. Not what I had hopedAs a Real Estate Agent I was looking for an IPad app that I can quickly plug in a purchase price, then plug in a down payment percentage to figure out a loan amount without having to go back to my normal calculator but unfortunately this app did not provide that feature. In addition, when I saw the PMI field I thought it would automatically calculate those figures for me but again, I had to go back to my traditional calculator to calculate that amount. This app would be ideal if I can plug in a down payment percentage after the purchase price and then it automatically calculates the loan amount. As for PMI it would be great if I can just plug in the correct percentages and then it automatically calculates PMI off of the loan amount.
