TerribleI wish I could give this lead service 0 stars. They sold me into buying the leads, however failed to mention that some leads aren’t real (fake names such as Godspower, Hainan, and Hadden). They want you to think they will be sending you 4-6 leads a month, but really what they are doing is taking your money and sending “proposals” to these people who then pick from you and several other agents. They also fail to mention that not only are they taking a 30% split, which gives me only 40% of the commission after upnest and my brokerage take their cuts. But on TOP of that, they force you to give a cut to the lead in order to coax them into using them! This was not explained to me and I’ve never heard of having to give the buyer or seller a portion of the sale. I usually give them gifts at closing, but it doesn’t come close to a portion of my commission! Then, when I asked to cancel the service, they told me I signed a year contract and have to buy out 45% of the contract in order to cancel. I’ve had this for over 3 months now and only have 4 phone numbers, and none of them have answered. I HIGHLY recommend just not paying for leads. It’s not worth it and you will have MUCH better luck on social media..MandatheRealtorVersion: 3.6.4

Frustrating Experience With UpNestI had high hopes when I decided to use UpNest, but my experience has been nothing short of disappointing. First and foremost, getting in touch with a real person for assistance has been impossible. I've submitted multiple inquiries, but the responses I receive from the help desk are minimal and unhelpful, primarily directing me to call their support line. When I finally mustered the patience to call, I was put on hold for over two hours without any response. They suggested leaving a message, but I never received a callback. To make matters worse, all the leads I received were located 2.5 to 3.5 hours away from my specified area, which completely defeats the purpose of using their service. Overall, the lack of communication and support is incredibly frustrating, and I would not recommend UpNest to anyone looking for reliable real estate assistance. HorribleThese leads are a waste of time and money. They’re expensive, and they take a percentage of your commission if you close. That goes for buyer, and seller leads. The leads themselves are horrible. I’ve received 20ish “leads” and have not talked to a single person. Half the leads don’t even match property records for the owners. Also, it’s a race to the bottom. They want you to submit proposals for the lowest commission AND offer a rebate… I would never in a million years offer a rebate. And guess what? If you do offer a rebate, UPNEST takes their percentage based on the commission BEFORE the rebate. So if you do offer a rebate, you’re getting bent over even more. So you’re paying hundreds of dollars a month for bad leads, they want you to offer way lower than typical commission, like 3% total to split between you and buyers agent, want you to pay for landscaping, photography, AND offer a rebate? All while UPNEST is going to take a percentage of it too? This is ridiculous. Can’t wait for my contract to end. They claimed twice as many leads as Zillow. But at least Zillow lets me talk to live human beings, and actually show homes. I have yet to show a single home, or talk to a real seller. Do not waste your time or money. Zero starsThis app is the problem with our market. Offering commission refunds to buyers? Competing against other listing agents commissions for a seller, offering to take a low commission just to get the lead? Offering free services to sellers such as professional photography and landscaping services. I have never heard of these things in my life and cannot believe you are setting us agents up for such failure like this!! Commission is how we make our living, it’s how we pay our bills. Sure if a client cannot afford to pay me my full Commission and I need to work with them at the end of the day that’s completely different than selling myself short right off the bat. No Good LeadsI have been using UpNest for almost a year, and I have not actually had a lead that led to anything. Most of them either didn’t answer the phone or weren’t actual leads. I had a person that was already selling their home and I’ve had numbers that were verified that aren’t actually numbers for a particular person. Not worth itOver the past year I received 8-10 referrals. Of these, only 3 were legitimate and only 2 met with me. Those 2 were parties to prior transactions I had. App no longer worksI can’t get passed the first page. It throws up “Be the first to connect with clients” and I can’t scroll or get it to stop popping up. I want to be able to respond quickly while I’m out and about but since the update, I can’t do it on my phone. That means I am missing out on potential clients!
